5 HVAC Considerations to Make When You're Buying a HouseThe HVAC system is not likely at the top of your priority list when you’re buying a house, but it’s something you shouldn’t overlook. Heating and cooling represents about half of the annual energy usage in a typical household, so weigh the following five factors before you buy:

Type of HVAC Equipment

The amount you’ll pay for heating and cooling can depend on the type of HVAC equipment that’s installed. One example is a home with a heat pump, which is less costly to operate than a traditional A/C. It’s vital to check that there’s also a gas furnace or boiler to supplement the built-in heat strips, or your electricity costs can skyrocket in the winter.

Equipment Age and Condition

If a home’s HVAC equipment is over 10 years old and/or hasn’t been well maintained, you can expect it to need replacement fairly soon. If you decide to buy the house anyway, keep the HVAC equipment age and condition in mind when you’re deciding the home’s value.

HVAC Energy Efficiency

If a home has relatively new equipment with a higher efficiency rating, you won’t pay as much for heating and cooling on a yearly basis. The most efficient equipment is Energy Star certified, which allows you to save 10–20 percent more on operating costs.

HVAC Unit Location

Make sure that the indoor unit is located where there’s enough space for a technician to maintain it easily. Next, consider the siting of the outdoor condenser unit. It gets noisy, so it shouldn’t be right outside a bedroom window. Also, you’ll pay higher cooling bills if the unit is exposed to direct sunlight all day.

Heating Energy Source

Before starting a home search, investigate the cost and/or availability of different energy sources, such as heating oil, electricity and natural gas. When you have that information and know the type of equipment in a particular home, you can judge whether the heating costs will be high or reasonable.
