The HVAC Maintenance and Replacement TimelineNo one wants to replace an HVAC system before they have to. In most cases, HVAC systems have a long lifespan, easily lasting 15 to 20 years. The best way to make sure your system experiences a long life is to follow the right HVAC maintenance timeline.

Day-to-day, your HVAC system doesn’t require much attention. However, there are important month-to-month and bi-annual maintenance jobs that should be performed.

Month-to-Month Maintenance

Your air filter has two jobs: it filters allergens and pollutants out of the air to help you breathe better, and it protects your HVAC system from dust and other particles. When your air filter is dirty, it isn’t able to keep your system as clean as it should. In addition, your system has to work harder to pull air through the filter. Both of these factors result in wear and tear on your machinery.

The solution? Simply check your air filter every month and change it as needed. Keep in mind that your filter may get more dirty at certain times of year, so it’s important to check it even if you don’t typically have to change it every month.

In the warmer months, you should also check your outdoor A/C unit to make sure it’s not being blocked by debris, dust, and plants that might block airflow.

Bi-Annual Maintenance

Both your air conditioner and your furnace will benefit from being checked over before you start using them each year. These twice-yearly service checkups ensure everything is working as it should. Often, the technician notices problems during a service call that are small at the time, but could be very costly if they left unaddressed.

Typically during a service call, the technician checks the machinery over thoroughly to make sure there’s no unusual wear. The moving parts get lubricated, electrical connections are tightened, and fluid and pressure levels are checked. The technician also looks at condensate lines and pans to make sure they’re draining properly.
