Those Energy-Efficiency Upgrades: Boosting Your Comfort, Savings and Even the Value of Your Home

Those Energy-Efficiency Upgrades: Boosting Your Comfort, Savings and Even the Value of Your HomeIf you’re considering selling your home, the real estate market of late may have you wondering how you can extract its full value. By taking advantage of the growing demand for homes with energy-efficiency upgrades, you’ll not only increase the future market value of your home, you’ll have a more comfortable living space and lower energy costs right now. There are lots of ways to give all three a boost.

  • Upgrade to energy-efficient appliances. Shiny new kitchen appliances have instant appeal for buyers. If you opt for ones with an Energy Star rating, those potential new owners will know they can reap years of savings.

  • Update your inefficient heating and cooling. Most buyers don’t want the hassle of dealing with an HVAC replacement. Your home will be more attractive if it offers a new heat pump, A/C or furnace, and you’ll enjoy the savings in the short-term.

  • Amp up your “green” appeal with eco-conscious improvements. Switch out your faucets, toilets and shower heads for low-flow versions, and you’ll decrease your hot water consumption. Install a tankless water heater, and you’ll save on water-heating. Plant trees near your windows, and you’ll lower your cooling costs.

  • Increase your energy savings by reducing losses. Tighten up your home by weatherstripping around exterior doors, re-caulking your windows, beefing up your insulation, and duct-sealing your HVAC system. All of these add up to enhanced efficiency and comfort, and lower utility bills.

  • Replace your windows. Today’s Energy Star-rated windows not only look attractive, they’ll actually reduce your energy consumption by reflecting radiant heat back inside in the winter, and insulating against cooling losses in the summer.

  • Schedule an energy audit. Once your energy-efficiency upgrades are complete, have a HERS Index audit of your home. A high score can increase your home’s value with buyers who are looking for improved efficiency and lower operating costs.
